The objective of this competition is to find an integrated development proposal for the so-called 4th Quadrant of Victory Square located in Dejvice district, Prague 6 District. The mixed-use development will offer spaces for civic amenities on the ground floor and housing and offices on the upper floors. “The new 4th Quadrant development will become the primary reason to visit Victory Square. It is expected to become a place of authentic experiences, a vibrant cultural and social hub for the Dejvice community. The development is also expected to generate new opportunities for creative high-skilled jobs and connect businesses with world-class science and research located on and around campus,” says Petr Návrat of ONplan, a planning consultancy organizing the competition.

The competition will take place in the form of three workshops, during which the jury, the investors, the local authorities and the other actors of the territory will dialogue directly with the participants in the competition. Those interested in participating in the competition must submit their applications along with a portfolio of reference works by September 16, 2022. The jury will then select up to 10 teams to participate in the first round of the competition. For the second round, 3 to 5 teams will be shortlisted by the jury to develop their concepts into a more detailed proposal. Prizes and remuneration will total 12,000,000 CZK (480,000 EUR).

“Antonín Engel’s master plan for Dejvice was one of Prague’s most ambitious projects in the interwar period. I am convinced that together with the investors, we will be able to preserve and further develop the qualities of its concept. We have an excellent experience with the Florenc 21 international urban planning competition, held last year, where we managed to find common ground between public and private interests. Based on this success, investors from the 4th Quadrant approached the city from the start of the project to cooperate in this competition,” explains Petr Hlaváček, Vice Mayor of the City of Prague in charge of urban development.

The contest client, Fourth Quadrant Company, is co-owned by three real estate companies – Penta Real Estate, Sekyra Group and Kaprain. Part of the site belongs to the University of Chemistry and Technology, which plans to construct a new building to house classrooms as well as a visitor center with a microbrewery.
„ Penta Real Eastate, as well as our partners in this project, Sekyra Group and Kaprain, have sufficient experience of large development sites in Prague. The 4th quadrant of Victory Square is among the most valuable sites in our portfolio. We have approached the project with this in mind from the start and therefore expect competition entrants to come up with developments that utilize the potential of the site and create new values for a wide range of users, including local residents, students and staff on the university campus. .” adds Petr Palička, National Director of Penta Real Estate.

The urban structure of Dejvice is based on architect Antonin Engel’s master plan of 1924. Engel designed Dejvice as a completely new district, with wide avenues leading to Victory Square, a monumental iron-shaped space horse. On the square, he placed the buildings of public institutions and rental properties. Most of Victory Square and its surroundings were built according to this plan in the 1930s and 1940s. Its principles have also been adopted by the current plan of the city of Prague.
